2026 Loan Limits in Northern Kentucky: Boone, Kenton & Campbell County

Last updated: October 2026 · Reviewed by Brad Hamblen, Branch Manager, NMLS 52831 · Figures refresh every January when FHFA and HUD publish new limits.

Quick answer: what are the 2026 loan limits here?

For a single-family home in Boone, Kenton, or Campbell County, the 2026 conforming loan limit is $832,750 and the 2026 FHA loan limit is $541,287. Northern Kentucky uses the national baseline and floor — our counties are not high-cost areas, so the standard limits apply.

The 2026 numbers, county by county

All three NKY counties (and Hamilton County, Ohio, for buyers on the Cincinnati side) use the same baseline figures in 2026:

Conforming (Fannie/Freddie)$832,750 (FHFA, effective Jan 1, 2026)Higher per unit — current table on FHFA’s site

What a “loan limit” actually means

The limit caps the loan, not the home price. You can buy above these numbers with a larger down payment — or move to a jumbo loan when the loan amount itself must exceed $832,750. The limit also isn’t what you qualify for: that comes from income, debts, and down payment, which is what pre-approval establishes.

Why the limits went up for 2026

Federal law ties the conforming limit to national home-price changes. FHFA measured a 3.26% average increase between Q3 2024 and Q3 2025, so the baseline rose by the same percentage — from $806,500 to $832,750. The FHA floor is set at 65% of that baseline, which is where $541,287 comes from.

Do these limits change what program I should use?

Sometimes. A buyer at $560,000 with 5% down needs a loan above the FHA limit but well under conforming — so conventional fits where FHA can’t. Near the conforming ceiling, comparing conventional vs. jumbo pricing matters. Below $541,287, FHA, VA, USDA, and conventional are all on the table.
