When a Buyer Gets Declined, the Sale Doesn't Have to Die
Every builder knows the moment: the buyer is excited, the contract is signed, construction is scheduled — and then financing falls through. Most of those sales are written off. Many of them don’t have to be.
Brad Hamblen is a Branch Manager at Citywide Home Mortgage (NMLS #52831) who gives builders’ buyers a second look: a fresh, full review of a declined file by a lender with a deeper program shelf and twenty years of experience structuring loans that fit real borrowers — including new-construction financing.
How the second look works
- 1. Your sales team sends the declined buyer our way. A name and phone number is enough — the buyer contacts Brad directly, or we reach out with their permission.
- 2. Brad re-reviews the full picture. Income structure, credit story, down payment resources, and the program shelf the first lender may not have had: FHA, VA, USDA, conventional, buydowns, bank statement, ITIN, and other non-QM options.
- 3. The sale closes — or the buyer gets a roadmap. When a loan can be structured today, Brad closes it. When it can’t, the buyer leaves with specific steps to become financeable, and your community stays on their list.
A second look is a genuine fresh review — not a guaranteed approval. Every loan remains subject to full underwriting and program eligibility.
Straightforward by design
No cost to the builder. No referral fees. No compensation in either direction. Brad doesn’t pay for referrals and doesn’t charge for second looks — the arrangement stays clean under RESPA because nothing of value changes hands. The builder’s benefit is saved sales; Brad’s is the chance to earn a borrower’s business.
Brad is licensed in Florida, Georgia, Indiana, Kentucky, North Carolina, Ohio, South Carolina, Tennessee, Texas, and Virginia.
